Most people don’t think about radon until it comes up as an inspection option during their first home purchase, but the reality is that radon is a serious health hazard. It’s the second leading cause of lung cancer in the U.S., responsible for about 21,000 deaths each year.

Elevated radon levels in a home can put your family at significant risk, making radon testing a critical step in protecting your health, whether you're buying, selling, or simply maintaining your home. is a radioactive gas that can accumulate in homes and is the second leading cause of lung cancer after smoking. It is a silent killer, because it is colorless, odorless, and tasteless, so it can be present in your home without any obvious signs. 

Long-term exposure to high radon levels significantly increases the risk of developing lung cancer, making it a crucial factor to monitor and mitigate.

 If high radon levels are detected, there are effective mitigation solutions available.

Certain areas of Maryland are considered higher risk for radon, particularly in the northern, central, and western parts of the state. The U.S. Environmental Protection Agency (EPA) has classified Maryland into three different radon zones, with Zone 1 being the highest risk. This zone includes counties like:

  • Frederick

  • Carroll

  • Montgomery

  • Howard

  • Baltimore County

  • Washington County

These areas have higher natural uranium deposits in the soil, which break down to form radon gas. Homes in these regions are more likely to have elevated radon levels, making radon testing especially important for both home buyers and sellers.

 

Even outside these zones, homes throughout Maryland can still have elevated radon levels, so testing is recommended across the state.
